The Committee and POA Board had a joint working session to conclude the value-engineering phase and confirm the next steps. The Committee briefed the Board on the two (2) final floor plan options; the 65’x54’ and 60’x60’ layouts. Advantages, disadvantages and costs of each were discussed. Golf Carts - Clarification Thursday, July 19, 2018

Since the implementation of the Golf Cart Agreement we have received inquiries regarding language in the Agreement and Policy describing approved locations for operation of carts.  For the avoidance of doubt, Association-owned cart paths do not include cart paths on the golf course as they do not belong to the Association.  Only Golf Members with the appropriate permit may operate a golf cart on golf course cart paths.

The submission process is now open to nominate candidates to fill three (3) Board positions that will become vacant on September 27, 2018.

The three terms to be filled are:

2 – Three (3) year terms
1 - One (1) year term

The two candidates receiving the most votes will fill the 2 - Three (3) year terms.
The candidate receiving the third most votes will fill the 1 - One (1) year term.

Bentwater Property Owners Association (POA) is administered by a five (5) member Board of Trustees.

All Board members are elected by the property owners.

Board members are expected to become familiar with state law as well as the Bentwater Bylaws, Deed Restrictions and operations of the Association.

Board candidates should be serious, insightful, openminded, caring and be good stewards for the community. The time commitment for this position will be approximately 10 to 15 hours per month.

Property Owners wishing to submit nominations can do so by sending a written request to the POA accompanied by a resume and photograph. There is no differentiation between homeowners and lot owners.

Building Committee Update 5 Monday, July 9, 2018
 Update #5


At last weeks meeting a scaled rectangular floor plan (65’x54’) was presented; a result of the previous meeting. The floor plan included 2 fire zones as noted before. The concept facilitates lower foundation, metal building and heating, ventilation, air conditioning (HVAC) costs.

In reviewing the above plan an alternative concept was suggested for analysis. The concept included a 60’x60’ floor plan with some modifications to internal spaces. Considerations include:

  • Maintaining two (2) fire zones

  • Reducing metal building structural costs further; and

  • Rearranging and resizing some interior spaces; and

  • Reviewing site implications. The concept would move parking 6’ further into the access easement granted by Bentwater on the North Shore LLC.

An alternative floor plan is being developed, analyzed including pricing.

The Value Engineering (VE) Analysis worksheets and detailed pricing spreadsheet have been final drafted and will be completed at the next meeting considering the above option analysis.

Next steps prior to the next meeting include:

  • Developing and deciding on the 60’x60’ floor plan option

  • Meeting with the Fire Marshall to confirm the two fire zone concept is acceptable; and

  • Final update and review of all VE items; and

  • Adding any pricing updates

Next meeting objective: conclude VE recommendations in preparation for a working session with the Board, tentatively scheduled for the week of 23 July.

Fireworks Wednesday, July 4, 2018


The discharge of fireworks within Bentwater is a violation of the governing documents and carries a hefty fine.  Should you hear or observe fireworks being discharged, call the entrance at 936-597-4190 and report your name, address and the location of the discharge relative to your home.  The information will be passed on to the supervisor of the Constable patrol for appropriate action.

The Committee completed a final draft of the Value Engineering (VE) “Evaluation (Analysis) Phase” which accepted or rejected ideas, options and alternatives developed earlier. The Committee is now reviewing the final draft and preparing to continue to pricing.


The attached summarizes the main final draft decisions.

Parade Route and Road Closures - Saturday! Wednesday, June 27, 2018

The Bentwater Independence Day Parade will be taking place the morning of Saturday, June 30th with setup beginning around 8am and the parade lasting until around 1pm.  Bentwood Drive, between the west entrance and Bentwater Drive, and Bentwater Drive, between Bentwood Drive and Club Island Way, will be very congested and partially closed to traffic.  We ask that, if possible, you avoid the parade route during those times.  If you must travel along the parade route please expect delays and drive very slowly in anticipation of the large number of people standing along the route, many of whom will be children. 

For those who will be lining the parade route we ask that everyone stay alert and be cautious, particularly those with children. 

If you are participating in the parade as a driver please exercise extreme caution and be alert to pedestrians running into the path of the parade.

The POA has had inquiries about the way the street repairs are being handled and felt the following explanation from Paul Gugenheim, Bentwater resident and degreed expert in the field of concrete construction and repair, would be helpful.
